Eastdown Park consultation

Last year, Solidspace bought the former duck factory building on 34-40 Eastdown Park, SE13 5HU. Together with our architects, ShedKM, we are preparing a planning application for a new housing development with commercial use on the ground floor. It will replace the previous owner’s planning consent (DC/18/105760), which you might be aware of from past consultations. 

We would welcome your local knowledge of the sorts of commercial uses that you would like to see delivered at the ground floor and hear your views on our proposed scheme.

34-40 Eastdown Park – a brief introduction

The site is located in close proximity to local amenities such a Lee High Road, Manor Park and the River Quaggy and ten minute walk from Hither Green train station. At present, a disused light industrial factory of two commercial sized storeys plus pitch is situated on the site, occupying the majority of the sites footprint.

The proposed scheme comprises 20 1bed and 2bed apartments and a commercial unit of 64m2 on the ground floor, and three 3bed garden houses with sunken courtyards. The apartments and houses incorporate our unique split-level housing typology. All apartments have an east or west primary aspect – street / garden facing. Main extent of the apartment block east facade against Eastdown Park reads as a similar height to the adjacent terraces and its stepped profile gains in height away from the street.

Shared garden

The apartments and houses will benefit from a shared landscaped garden which reflects the changing needs of people in urban areas to be more connected to one another as well as our natural environment and the process of growing food. Research proves that mental and physical wellbeing is enhanced by both green space and socialising. The concept for the shared garden has been developed to maximise the potential for amenity, social encounter and productive growing whilst also addressing residents’ privacy and wellbeing. What attracts people to a place is potential for meaningful experiences, unexpected discovery, chance encounters with people, and sharing of ideas. At the heart of this communal garden is a productive landscape surround by an edible woodland, creating a living landscape focused on relaxing, socialising and food growing, creating a space to return to again and again.
